Property and Estate Agency Franchises

Here’s why property and estate agency franchises are so appealing

Carry on with your 9-5, start fresh or hit the ground running? The choice is yours.

Many folks are starting to look outside of what they typically do and explore other options and – let’s face it – real estate is sexy! So many people are looking at property, and the natural extension is to become a property manager. However, you’re not reinventing the wheel by becoming a property manager. What you’ll provide is standard across the industry, and this goes for ALL property managers. The real question is whether you acquire an established system – such as property and estate agency franchises – or build your own.

Property and estate agency franchises are all systems-based businesses. If you acquire a system from buying a franchise, it could cost you £10-25,000 and then some form of the residual.
So, if you take in £10,000, it could cost you anywhere from 10-30% of the residual you generate – but with that, you’re buying into an established platform. One that you can leverage well-established systems hopefully from somebody who’s already figured it out. The caveat is that you must build your business towards the brand they have established. In this regard, buying into a franchise could limit your trajectory IF you want to make something on a grand scale. This is because you are tied into one area for a specified amount of time. Yes, you’re reaping the rewards, but your wings are clipped – for the time being. Here at Saxe Coburg, we have many clients who have had capital on the sidelines and could not find a significant investment in our local market. Through our property and estate agency franchises, we’ve been able to wow them with our property management platform. This has simultaneously helped investors within our portfolio as we flip multi-family properties. So, really if clients are interested in generating a return through real estate, that’s where we come in.
At the end of the day, you have to decide what you want.

There’s no right or wrong answer. It’s what you want. So, what do you want to build? If you buy into a well-established platform and then leverage those systems to hit the ground running, you absolutely can. Yet, on the flip side, there are also a bunch of great books you could buy. It just depends on the amount of work you want to put in. If you’re going to go out on your own and not buy into property and estate agency franchises, realise what you’re bad at and try to retrain yourself. Figure out what you’re bad at, and then figure out how to round out your skillset or hire in the places you’re not great. So, if you’re going to launch on your own, develop goals based on the number of doors. When you get to 50 doors, invest here. 100? Invest there. If you have X amount of maintenance requests a month, invest here; those are the guidelines or milestones to help you continue building your business. Yet, when you buy into property or estate agency franchises, those will be established for you, yes?

So again, there’s no right or wrong answer – you have to figure out what environment you’re most comfortable playing in.

How might property and estate agency franchises differ from starting your own business?

Investing in a new path? If so, you work for it or back out – OR you can come to us for support.

Everyone seems to be talking about the self-employed estate agency model. Yet, what is the difference between property and estate agency franchises and starting your own business? Self-employed is a bit of a buzzword at the moment. More often than not, some young guy sitting on their sofa keeps banging on about it. Naturally, this gains thousands of views online, but why would you want to go from one job to another job with *self* in front of it? For us, you either start a business or embark on a business partnership, which is what property and estate agency franchises are. Business partnerships like this have been going on for years. They are a cheap way for you to get into the business. Otherwise, you have to establish an estate agency using your own means. You’ve got to wake up on time, pay £500 a month to Right Move – before they double their prices after the first six months, of course – and so forth.

Some might consider property and estate agency franchises a cheap way to get employees. This couldn't be further from the truth.
We all know the basics of business. You hire someone great with the potential to make a lot of money and surround them with even better people. Yet, the reality of a company is if you don’t have deep enough pockets at the start – well – you just can’t do that. Some fresh-faced firms might want the people but can’t pay for the basics. So this is why property and estate agency franchises are so appealing. Off the back of this, we would even go so far as to say that it takes a different mindset to do it alone compared to going into a partnership with somebody. Buying into property and estate agency franchises or doing or going into self-employment is – well – that’s the part that doesn’t work for us because if you’re self-employed, you’re not employed at all. No, you’re the master of your own destiny. The entire responsibility of driving the revenue has shifted to your shoulders. So, whilst there’s nothing wrong with doing that, why not do it with the support of an overarching brand or model behind you?
At the end of the day, you have to decide what you want.

If you buy into a well-established platform and then leverage those systems to hit the ground running, you absolutely can. Yet, on the flip side, there are also a bunch of great books you could buy. Here at Saxe Coburg, we don't sell dreams. We sell potential.
It’s fantastic that there are so many different options at the moment. Anytime you look on LinkedIn, there’s somebody else offering a self-employed opportunity. In theory, the more choices there are, the better the choices for the agent, the happier the agent, and the better the job they do for the client. However, there are a lot of agents that just see numbers – e.g. I can earn x amount of money – and they don’t actually look into the *why* behind it. Many people want to make £100k and work 30 hours a week, but – let’s be honest – traditionally employed estate agency is not well paid. Nearly twenty years ago, the name of the game was to pay your team a low basic wage, and they’d work harder to get the commission. It just doesn’t work that way with millennials – and we don’t think it should work that way. However, many fresh-faced agents see that one person in Dubai on Instagram earning £100k. Then this one’s doing that, and – before they know it – they’ve jumped in before realising, “oh hang on a minute, this is harder than I thought”.
So, do you want to know our suggestion to valuers in their late 20s and early 30s wanting something different from their estate agency career?
It’s pretty simple. Why do you want something different from it? What are your life goals? Shop around and speak to everybody to find the suitable model out there and the right seat for you. We sincerely hope we provide one of the business’s best property and estate agency franchises. However, you need to assess your options. However, one thing we note with many employed agents – especially from a corporate background – is that they regret being treated like a number. If you’re going to go and be self-employed for the umbrella company with a trifecta of self-employed agents, you’re still going to be a number. If that doesn’t bother you and you know you’re good enough and have the resilience to do it, property and estate agency franchises are for you. Not everyone shares this sensibility but go and talk to a few of our franchisees and see what they’ve made of it.
The bottom line is you can search for people who are franchisees. Engage with them and ask if you can talk their ear off! We're sure they'll sing our praises.
Once you do this, we recommend hunting down the people who have left such ventures. No one has yet left ours, but – and we don’t know your thoughts on this – in all walks of life, the issue is often not the firm; it’s with the person. Looking back, this might even be true of yourself for any particular period of your life. However, you may well have since grown. Now, you might be in a better position to tackle this perception. You might believe you can convert leads as you’re a fantastic listener – but was that you, or were you given the lead? Be honest with yourself. We receive many calls asking whether it’s worth joining our property and estate agency franchises. One thing you’ve got to be able to do is network. You’ve got to be able to – in essence – treat it like a game. Let’s say you were a successful listener for a corporate company, and you won all the awards, etc. You might think it’s a great idea to start your own business. So, you put one post out on FaceBook saying as much before realising after a few days that no one’s phoned you. Then, suddenly, you’ve realised you’ve invested in this new path and have to work for it or back out – or come to us for support. The choice is yours.

Here’s what to ask if you’re considering investing in property and estate agency franchises

More often than not, it all comes down to one thing and one thing only – the investor.

If investors express interest in property and estate agency franchises, they will likely shop around. However, they might not know what questions to ask, so here’s what somebody with experience would ask. It’s clean, and it’s simple . . .

“What’s in it for me?”

You need to know and comprehend the level of support afforded to you. Are you are just buying the name and if they’re just putting up your building – then are you off on your own? Alternatively, are you going to have weekly coaching calls? Will someone take a portion of your franchise fees and invest in marketing in your local area? Will they use their established channels to help you grow your business? At the end of the day, YOU are approaching these property and estate agency franchises. It is YOU who is investing £10-25,000.

So what do you get? What’s your return on investment? How will that franchise help you? That’s what you should ask.

Let’s say you made that investment. If you’re just buying a logo there’s not as much value to that these days. People might disagree and say that there’s the power behind a brand – but there’s only genuine power if that brand helps you. Smart people search for property and estate agency franchises who require more hand-holding. They’re looking for an established system that offers a lot more guidance. However, some franchises just sell their branding to somebody without the help behind it and hope for the best. Honestly, sometimes that could help lower the entry point, but it all comes down to the right fit for you.
